How Minnesota Realtors Can Actually Use Reels to Grow
Learn how Minnesota Realtors can use Instagram Reels to grow their brand, market listings, and create social media content that people actually want to watch.

Posting more Reels does not automatically grow your real estate business. Posting better Reels does. A lot of Realtor content falls into the same pattern: New listing. Just sold. Open house. Market update. Repeat. There's nothing inherently wrong with those posts. The problem is that everybody else is posting them too. If you want video to actually grow your audience, your content has to give somebody a reason to stop scrolling.
Start with the first two seconds
The opening matters more than almost anything else. Don't begin every video with:
“Hey guys, I'm here at my new listing…”
Start with something that creates curiosity. Examples:
“This might be the best entertaining space I've seen in a Minnesota home this year.”
“You'd never expect this behind a $900,000 exterior.”
“Here's what $1.5 million gets you in Wayzata.”
“This is the mistake I see Minnesota sellers make every spring.”
Give somebody a reason to stay.
Make the Realtor part of the story
Property-only videos can look amazing. But if your goal is business growth, you should appear in your content regularly. People hire people. Your face, personality, voice, and opinions create recognition. Even a five-second agent introduction can completely change how useful a listing Reel is for your personal brand.
Create content around your actual market
Minnesota Realtors have endless local content opportunities. For example:
- What $750K buys in different suburbs
- Edina vs. Wayzata
- New construction in Maple Grove
- Best lake communities near the Twin Cities
- Moving from Minneapolis to the suburbs
- Things buyers should know about Minnesota winters
- New developments
- Neighborhood tours
- Local businesses
- Property taxes
- Luxury market trends
Local content gives people a reason to follow you even when they aren't currently buying a house.
One listing should create several videos
Don't spend money producing a great property and get only one post from it. One listing can create:
- Cinematic listing Reel
- Realtor introduction
- Favorite feature video
- Neighborhood Reel
- Behind-the-scenes video
- Coming soon teaser
- Sold recap
- Educational post
One shoot can become weeks of content.
Use trends carefully
Trending audio and formats can work. But your brand shouldn't depend on dancing in kitchens or copying whatever everyone else did last week. Trends are most useful when they complement your positioning. If you're trying to attract luxury clients, your content should still feel intentional and premium.
Consistency matters more than one viral video
A viral Reel is great. But the bigger opportunity is consistently showing up with recognizable content. One strong video might introduce somebody to you. Ten strong videos make them remember you. Fifty strong videos can make you feel like the obvious Realtor in a market. That's the real goal.
Use performance to improve
Pay attention to:
- Watch time
- Shares
- Saves
- Comments
- Profile visits
- Follows
- Which hooks work
- Where viewers leave
Don't obsess over views alone. A 10,000-view Reel that generates two listing conversations may be far more valuable than a 100,000-view Reel watched mostly by people outside your market.
What we've seen
GP Multimedia has produced real estate and social content that has reached tens of thousands of views, with individual videos exceeding 100,000 views. The videos that tend to perform best aren't necessarily the ones with the most expensive property. They're usually the ones with the strongest combination of: hook + personality + pacing + property + editing.
Final takeaway
Reels can absolutely help Minnesota Realtors grow. But only if you stop treating video like another MLS checkbox. Use video to:
- Show expertise
- Show personality
- Market listings
- Highlight your local market
- Stay visible
- Build recognition
The goal isn't to become an influencer. It's to become the Realtor people already feel like they know before they ever call you.
